A 10% deposit secures your parcel for 30 days. The contract can be cancelled at any time within the 30-day window and Orchid Bay will refund 100% of your deposit. When the 30-day period elapses, an additional payment of 40% is due. The balance is due upon closing. In Belize, the land transfer process can take some time, and closings usually happen 90-120 days after the final payment.

Construction Details

One of the most exciting parts of Orchid Bay is the ability to be the first resident of your newly constructed home. You even can specify the location and orientation of your new home on your parcel.

Payments for new homes are made in installments tied to development milestones. The specific milestones vary with the home design. A typical schedule is as follows: 10% payment commences work, a second payment of 20% 30 days after team deployment, a third payment of 30% upon completion of the shell (foundation, walls, and roof), a fourth payment of 30% upon completion of mechanical systems (flooring, trim, doors, and windows), and a final of 10% after completion of construction and home inspection.
